  • Location Features: Near major interstates or highways
  • Tenancy: Multi tenant preferred vs. single tenant
  • Strategy: Undervalued properties, value add deals with lease up potential, or stabilized deals with below market in place rents
  • Target Returns: 14% to +18% property level IRR
