Midloch invested in the distressed acquisition of The Malt House, a 118-unit Class A apartment community located in the historic and quaint Pabst Brewery District of Milwaukee. Developed in 2021 by an out-of-state developer, The Malt House is fully amenitized and offers a range of functional studio, 1, and 2 bedroom apartments that provide tenants with luxury finishes, in-unit laundry, and beautiful historic features. The developer is facing significant stress due to their high development costs and over-levered financing structure. Because of this, Midloch is able to acquire the property at a strong discount to market pricing with an ability to further add value through local hands-on operations.
